Secluded enough for you to unwind and relax but also conveniently close to the small towns of Ottsville, Point Pleasant and Doylestown. With plenty of hiking trails nearby, you will not be bored throughout your stay! A popular tourist destination, Ringing Rocks Park is just a short 20 minute drive from the site. Take a walk to the south end of Nockamixon State Park to enjoy the dam and miles of trails. The lake offers fishing, paddle boarding and boating opportunities and Haycock Mountain. Ralph Stover Park is only a 15-minute drive for hikers and rock climbers. Start your perfect getaway at this peaceful secluded site! Don't forget to bring your 4 legged friend as well! Check us out on Instagram: Camp_Nox, feel free to share and tag the photos during your stay! The Space: A secluded campsite along the Tohickon Creek and adjacent to Lake Nockamixon State Park - Instagram: Camp_Nox Guest Access: This is an exclusive Tentrr Signature campsite. Tentrr partners with farmers, ranchers, and other property owners to offer unique outdoor accommodations on beautiful private land. Our campsites are off-the-grid which means they generally do not have access to electricity, wifi, or modern plumbing. Instead, they offer the chance to relax, unplug, and fully experience nature! You'll have the entire campsite to yourself, as you'll be the only Campers enjoying this piece of paradise. Each campsite includes a 10'x12' safari-style canvas tent on a raised platform, and you'll find one queen bed or a queen-size bunk bed inside (each site is different, see photos for the exact setup). Larger groups can also use the extra 5-person pop-up dome tent that’s provided (you’re welcome to bring your own camping gear too). You'll also have a 6-ft picnic table, outdoor fire pit, 2 Tentrr Adirondack chairs, and a heating source to keep you warm and toasty at night. What you should bring: -S'mores supplies & any food you'd like to eat -A cooler to keep your grub from spoiling -Bedding and pillows -Lanterns and lighting -Firewood for the campfire -Water Upon check out, you should leave-no-trace of your stay and be sure your campsite is returned to its natural glory! While Tentrr does not charge a cleaning fee, we do expect campsites to be left how they were found. After you check out, take everything you brought in and be sure to leave your trash at the designated location on the property. If a CampKeeper submits an incident report after your stay that details evidence of trash or damage to the campsite or the CampKeeper’s property, Tentrr reserves the right to charge a minimum cleaning fee of $50. Just make sure to follow the Camper Manual posted at your campsite and you'll be set! Toilets: Every campsite is equipped with a camp toilet (we call it the Tentrr Loo). This is a simple wooden box with a toilet seat and a bucket inside. Line the bucket with a CleanWaste bag supplied at the camp (or another appropriate plastic bag) prior to use. Afterwards, simply tie the bag up and place it in a trash bag. We got this idea from bathrooms used on NASA spaceships, and we've used the Tentrr Loo countless times ourselves- don't worry! Showers: Every Signature campsite comes with a Coleman Sun Shower. The sun shower has a reservoir that holds up to 5 gallons of water, potentially enough for multiple showers. It's constructed of heat-locking material that warms the water when it's left in the sun, even on cool days. Tentrr Extras: These are other amenities, services, or activities that may be provided by your CampKeeper for an additional fee. Please let us know in advance if you'd like to add these to your booking so that we can process payment. Availability of any Extras are not guaranteed and must be confirmed at least 24 hours prior to check-in. Propane cooking stove and fuel - $15 If you prefer not cooking every meal over the campfire having a propane stove may be helpful. 4-Sleeping mats - $10 If you need to pitch the additional 6-man tent (the regular canvas tent has a queen bunkbeds) foam mats are available for the extra tent. Other Things to Note: Visitors with small children should be aware that the campsite is located at the top of a steep ridge with cliffs nearby. Interaction with Guests: In the age of social distancing, isolated time can still be quality time - especially when you’re unplugged and out in nature - and we want you to know that the Tentrr team and our hosts are working together to make sure you have a safe and relaxing experience. Our hosts have been doing a great job ensuring our campsites are clean and spotless for your arrival. We ask that you do your part as well - maintain social distancing, clean up after yourselves, and leave no trace - so that everyone in our camping communities can enjoy these cherished outdoor spaces. To limit the potential impact of community spread during the Covid-19 pandemic, we are encouraging our campers and hosts to adopt self-check in procedures whenever possible. To make self check-in easy, Tentrr provides a map to your site and driving directions in an email sent out a few days before your reservation. Please refer to this guide to get to your campsite. As a reminder, it is good practice to give your host a head's up on your estimated arrival time a few days beforehand. If you need any assistance, you can reach out to your host through the contact information provided in your confirmation email.

During your stay, you can enjoy sitting by the fire. We provide chairs and firewood for the small fire pit in the yard. We have short walking trails through our woods with hammocks available along the way! You can enjoy sitting on the patio outside the entrance to the basement apartment. This is covered by a deck that provides great shade. There are no pets allowed in the basement. We do have a family dog, Lilly, she is upstairs and never allowed downstairs. During your stay, we will do our best to keep her on the opposite side of the property, unless you ask to meet her. On the backside of the property, you can visit our chickens, they are growing up fast! We have 9 chickens and 2 baby ducks! You can also see them from the kitchen window downstairs. Don't worry, they are not that close to the house. :) Please remember you are staying in the basement of an occupied home. With that said, you may hear us from time to time. We are not loud people, but if you a seeking complete silence please remember you might hear us or see us working on the property. Additionally, we live in the country so there are a lot of bugs sometimes. Bring your bug spray if you plan on walking around the area. You also might see a fly or spider inside, this is normal for where we live. The basement has brand new carpet, paint, new towels, larger mini-fridge with a small freezer, new twin air mattress, brand new sheets, new comforter sets, brand new grill, and has recently been completely freshened up! Please treat our home as if it is your home. It is preferred that no shoes are worn throughout the basement. There is one king-size bed in the bedroom area. In that area, there is also a 52" tv. There is also one twin daybed. We do not have cable tv, we have internet and the large tv does have a Roku stick hooked up to it for you to watch whatever you like. The smaller tv has an antenna hooked up so you can get some local channels. Feel free to bring your fire stick or whatever you use and hook it up to our tv. Wifi is available for free for everyone who stays. We also provide towels, one set of sheets, dish soap, shampoo, hand soap, pillows, comforter, throw blanket, and coffee maker. There will be additional goodies provided when available. We always like to leave little surprises. The dining room table is a great spot to set up your laptop and work. There is an outlet right behind the table for your laptop or phone. There is a pack and play crib that is available upon request. We also have a glider chair that is available as well. Please just ask and we will put them in the rented area of the basement for you! The home is not handicap accessible, please remember this when booking. Sadly our steps beside the house would not be accommodating for a wheelchair. The basement does not have air conditioning. Since the basement is almost completely underground (except for the backside), it does not get warm downstairs. The temperature always stays around 72 or less. Although we are nestled in the woods, we are actually close to many attractions. Great Barn Brewery is right down the road. They occasionally have events on the weekends and a website where you can preorder special types of beer and then pick up. NYC is about 1.5 hours away. Philadelphia is about 1.25 hours away or less. There are many hiking options available all within 10 min - 2 hours away. Delaware River is just 15 min away. Frenchtown NJ is 20 min away. Milford NJ is 15 min away. Easton PA is just under 25 min away. ***if you are interested in a stay longer than 7 days, please send a message requesting the days you wish to stay. There is a higher cleaning fee for longer stays Thank you so much for reading about our home! We looking forward to meeting you and hope you stay with us! **We follow every single safety guideline for a clean and safe living/sleeping environment for our guests! Welcome House Farm is situated on a quiet road in Bucks County. The main house from the 1700s, as well as the carriage house, a renovated bank barn from the 1830's, are situated on 16 acres of fenced and open pastures and woods. The carriage house is located a hundred feet from the main house. The carriage house is spacious, about 2,300 square feet, and has three floors. The bottom floor is an entry way and mudroom. At the top of the stairs are cleaning supplies as well as an ironing board, clothing steamer, etc. with an entrance at the top of the stairs into the kitchen on the main floor. The third floor has two wings with a semi open layout. One side is with a set of twin beds and the other with a king sized bed that Christian custom made using salvaged wood from the property. The main part of the carriage house has several large windows with wonderful views, great lighting, high ceilings, and an open living and dining room area. There is a pull out couch adjacent to the fire place (with a comfortable pillow topper on the mattress). There are board games and an armoire for extra storage for longer term guests. The carriage house bedroom has a spacious closet, book case with cubby spaces, and ample windows with views of the pastures and woods. We splurged for the feather bed topper, bamboo sheets, and tempurpedic pillow options which allow for a comfy night's sleep. The linen closet is fully stocked with several fresh towels, a change of linens, extra blankets, and a wide variety of toiletry supplies in case you might have forgotten anything. The kitchen has several new appliances and all the kitchenware you could want including a kitchenaid mixer, for those who love to bake etc. There are a variety of teas as well as a nespresso machine and French presses for those who are coffee lovers. In the warmer months, we encourage guests to help themselves to the large flower and vegetable garden. Guests are provided fresh eggs from our free range chickens and have access to the swimming pool, which was newly renovated in 2018 and converted to saltwater. The pool is fenced in for little ones' safety and is surrounded by forest on three sides providing a very tranquil backdrop for poolside relaxation. In the cooler months, we encourage guests to cozy up next to the working stone fireplace (we are happy to supply wood and kindling etc.) with provided board games etc. The barn is located on the other side of the stream at the back of the property and is home to one horse (Magnus) one pony (Merlyn) two donkeys (Mama Mabel and Baby Bo) and four goats (Pluto, Ferdinand, Faith and Fawn). We have a boarder collie (Ansel) and a puppy (Ani) as well as a few hives of honey bees and plenty of natural wildlife on the property as well. Overall, it is a very peaceful place surrounded by nature. We hope that guests make themselves at home and enjoy the simple pleasures that farm life has to offer.

Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. CLEANING Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). TV ------------------------------------------------------------ Internet and Netflix are included. We do not have cable, but if you are interested we can turn it on for you. You will be responsible for the cost of the cable. Please DO NOT change/mess with any of the cables for the TV/receiver/router. If you have any questions, do not hesitate to ask. We will get back to you immediately! To operate the TV, there is an Apple TV with a Netflix account (called Guest) that is signed in for you. There are also various other apps that come with the Apple TV that you are free to use as well (YouTube, Hulu, etc.). Please remember to logout of your accounts after your stay. The Apple TV allows you to connect to it via AirPlay through your iPad/iPhone so feel free to bring those devices as well. Remote Controls ------------------------------------------------------------ There are three remotes for the TV: 1. 'TV Remote': This is used to turn the TV on and off - once the TV is on, you shouldn't need this device again. 2. 'Receiver Remote': This is used to turn the volume up and down as well as change the receiver input. Most likely you will be using the Apple TV so keep the receiver on the "Apple TV" input. 3. ‘Apple TV Remote’: This remote is what you will be using the majority of the time (to control Netflix, Youtube, etc.) Netflix ------------------------------------------------------------ To watch Netflix, you use the AppleTV. 1. Turn on the TV as described in step 1 above. 2. Turn on the Apple TV (tap the Menu button on the Apple TV remote). If it's turned on, the white light in the bottom right hand corner should be on. 3. Navigate to the Netflix app with the Apple TV remote by swiping on the top part of the controller. Then, click the area you were just swiping with your finger to select the Netflix app once you have it selected. Please use the "AirBNB Guest" account on the Netflix menu. Troubleshooting ------------------------------------------------------------ 1. Make sure the receiver is on (you should see the green light on the front of it) 2. Ensure the receiver is set to the "Apple TV" input (It says Apple TV on the front). If it doesn't, you can change the input on the receiver by turning the Source Select knob on the front.
